General Information
WHAT IS "VITA HOST"?
VITA Host is a full-service property management company for short-term rentals. We take care of every detail — from guest communication and cleaning to pricing, marketing, and maintenance. As a result, you can earn more from your property without stress or daily involvement.
WHERE DO YOU OPERATE?
We currently operate in Torrevieja, Orihuela Costa, Punta Prima, Guardamar, and Alicante. However, our team is constantly expanding, so if your property is nearby, we’re happy to include it in our network.
DO I NEED WIFI?
Yes, reliable Wi-Fi is essential for guest comfort. If you don’t have an internet connection yet, we can help arrange a monthly service for you at an affordable rate.
DOES THE PROPERTY NEED TO BE FURNISHED?
No, furnishing isn’t required. We collaborate with trusted furniture suppliers and can fully furnish your apartment starting from €250 per month. This helps your property attract more guests right away.
CAN I ONLY USE SOME OF YOUR SERVICES?
We manage the whole process.
Property Requirements
DO YOU HAVE ANY MINIMUM REQUIREMENTS?
We only assist where a property is available for two weeks or more. This allows us to provide consistent quality and maximize your rental income. Moreover, a longer availability helps our team plan marketing, maintenance, and cleaning schedules more efficiently.
HOW MUCH DO YOU CHARGE?
Our management fee is 20% (+IVA) of the total booking amount. The cleaning fee is covered by the guest, so there are no extra costs for you. In addition, we offer full transparency — you can see all transactions and bookings in real time through your Airbnb account.
WHAT LANGUAGES DO YOU SPEAK?
We can communicate with guests in English, Spanish, French, German, Finnish, and Russian. This multilingual approach ensures that your guests always feel understood and welcomed. As a result, you receive more positive reviews and repeat bookings.
WILL I HAVE FULL ACCESS TO MY AIRBNB ACCOUNT?
Absolutely. You maintain full control of your Airbnb account at all times. However, we’ll set up a dedicated email for management purposes so we can respond to guest inquiries immediately. Quick replies increase visibility on Airbnb, and therefore, help your property get more bookings.
CAN I HAVE MULTIPLE LISTINGS?
Yes, of course. If you own several properties, we can manage all of them under one professional account. This not only simplifies communication but also allows us to coordinate cleaning, maintenance, and pricing strategies efficiently across your listings.
Management & Services
DO I HAVE TO PAY IF I DON'T GET A BOOKING?
No, you don’t. Sometimes there are quiet periods — not very often, but they happen. If your property doesn’t get booked, we will not charge you any management fee. Our goal is to make hosting profitable, and therefore, you only pay when you earn.
DO I NEED TO APPROVE A BOOKING?
Once you’ve joined VITA Host, you can relax — we handle everything for you. We carefully vet each guest and ensure that only verified profiles with good reviews can book your property. As a result, you have peace of mind knowing who stays in your home while keeping the booking process fully automated.
DO I NEED TO CONTACT THE GUEST BEFORE OR DURING THEIR STAY?
No, you don’t need to contact them. We take care of all guest communication from start to finish. Our team manages check-ins, check-outs, and answers every question directly on Airbnb or Booking.com. This approach keeps all messages in one place, which helps the Airbnb Resolution Centre if an issue ever occurs.
HOW MANY SETS OF KEYS DO I NEED TO GIVE YOU?
Ideally, we need four sets of keys. Two are used by our team for guest check-ins and cleaning coordination, while the others are kept as backups for emergencies or maintenance visits. Having enough copies ensures smooth operations and helps us react quickly if a guest loses a key.
HOW DO I GIVE YOU MY KEYS?
We’ll arrange a convenient time to collect the keys directly from you. Alternatively, if you’re abroad, you can leave them with a neighbour, in a lockbox, or send them by courier. Once received, we label and store them securely in our office in Torrevieja. That way, your property remains fully protected at all times.
Communication
ARE YOUR SERVICES AVAILABLE ON WEEKENDS AND BANK HOLIDAYS?
Yes, of course! Our team is available every day, including weekends and public holidays. We understand that guests often arrive at different times, so we stay flexible. Therefore, you can always rely on us to manage check-ins, cleanings, or maintenance whenever it’s needed.
CAN YOU TAKE OVER MY LISTING?
Definitely! If your property is already listed on Airbnb or Booking.com, we can easily take over the management. We’ll optimise your photos, descriptions, and prices to increase visibility and bookings. Moreover, we’ll make sure the transition is smooth, without interrupting your current reservations.
HOW DOES THE CHECK-IN WORK?
Our team personally welcomes each guest at your property. We show them around, explain how everything works, and answer any questions. In addition, we verify their identity and make sure they feel comfortable right from the start. This personal approach creates a positive first impression and helps secure better reviews. In case if it's late checkin guests can collect key in keybox in our office.

Absolutely! As soon as one guest checks out, our housekeeping team immediately prepares the property for the next arrival. Thanks to our professional cleaning coordination, we can handle same-day turnovers efficiently. Consequently, your occupancy rate stays high, and you maximise your rental income.
