Do I need a tourist license (VUT) to rent my property long-term in Spain?

No. A tourist license is only required for short-term, holiday-style rentals. Long-term residential leases fall under the Spanish Ley de Arrendamientos Urbanos (LAU) and do not need a VUT.

Can I rent out my apartment if my community of owners has banned short-term rentals?

Yes. A community vote against short-term tourist rentals does not affect your right to let the property long-term. Residential tenancies are protected under national law and don’t require community authorisation.

How long is a standard long-term rental contract in Spain?

Most contracts run for 12 months with a legal right of extension up to five years for individual landlords (seven years for companies), under the LAU. We tailor each contract to your situation and always explain your rights and obligations clearly.

How do you choose tenants?
